Thank you for the opportunity to appraise your stunning home. 

Apartment 102 has been for sale in your block for approximately 60 days at interest over $2.5 million with its own private pool and yard, but no real ocean views. 

I believe your apartment is more private and has stunning ocean views, although the properties are similar, they are completely different in the feeling of living on the beachfront.

It would be my suggestion that an asking price of $2.5 million would be suitable in our current market. I would like to stress this should be taken as my estimated opinion only and not as a sworn valuation.

My job as your agent is to get as many buyers as possible through your property so I can achieve the highest possible price for you. We have 3 real estate offices under the one owner, the Elanora office at The Pines Shopping Centre, our Palm Beach office, and the Burleigh office. 

First National Real Estate also has multiple offices throughout Australia, New Zealand, and Asia, ensuring a bigger audience for your home.

We have 14 salespeople and we all work together as a team, so your home's opportunities are maximised. If any other agency on the Gold Coast has a buyer, I am happy to bring them through with the other agent and do a conjunction sale. 

I trust you find the contents of the Advertising Programme easy to understand, I am happy to offer you a Virtual Tour of your property, complimentary, which normally costs $550. We also have a database of 15,000+ buyers that will be targeted to receive your property via email as soon as it is listed. 

I am happy to not charge you for the advertising upfront. 

Your home will feature on 8 websites, plus every week our database of buyers is updated with Open Home Inspection times and any other information we think is relevant. This advertising support continues throughout the entire campaign. 

Our digital marketing staff will make sure that we use Facebook marketing to extend the reach of the property to a wider audience in Queensland, interstate, and overseas. For example, they can target by age, income, occupation, and location. There are also other digital marketing tools available to us. 

I am happy to be competitive with my commission and reduce it to 2.25% plus G.S.T.

Photography

We use professional photographers to capture your home so that it present in its best light. 

Listings that utilize professional photography generated on average 139% increase in clicks.

With professional photography our graphic team are able to touch up the photos to brighten some areas, hide some imperfections or add in those little changes you're about to make.


Our professional photographers use wide angle lenses to capture more in each photo and help make the room appear more spacious. 

Dusk shots help capture emotion in the photo and can be a great way to showcase a landscape or property, by highlighting features like fire pits, pools, external lighting and even sunsets.

A professionally drawn floor plan helps buyers understand a property's flow, and visualise how its spaces will work for them. It's also great for out-of-town buyers who aren't able to inspect the property.
